Profitable Home Staging Consultations

what you can makeHome staging consultations have always been the biggest source of my income as a home stager. I’ve done plenty of vacant homes which can be $5,000+ projects, but they’re not as quick to complete because you have to source everything first and then wait for delivery.

With home staging consultations, I meet the client in their home. Ideally, they are living there, so much of the challenge becomes determining:

  • How to best use what they have
  • What to get rid of
  • What colors to paint
  • What extra accessories should be added

I accept a maximum of 5 clients per week (working only Monday to Friday) so that I can comfortably fit them all in without having to race through traffic trying to get to more than one client in a day.

Just how much can you make?

Consultations are a nice source of income because I make anywhere from $700 to $1450 per home staging consultation. (I explain the pricing formula in detail in Course 2, “The Business of Home Staging: What You Need to Start and How to Grow.”)

By the way, if you’re thinking “It’s different for her, she’s the Staging Diva,” let me assure you I was making this much 7 years ago, when no one had ever heard of me. I was able to do this because I had figured out the right pricing and marketing formula. But even if you don’t want to accept those numbers, cut them in half and you’d still be doing pretty well for a part-time business!

So even if I have only 2 clients per week, that’s $73,000 to $150,00 a year just through consultations, which involves going in, giving my advice, rearranging easy-to-move items and artwork, and walking out with my payment!

Just last week I did a staging consultation for a client I met at a conference this summer. I arrived at 9:30am and when I left at 4:30pm, her home was almost complete. She still had to get the carpets and house cleaned, paint the front door and borrow a couple of accessories from her mom, but otherwise things were showing-ready.

We worked well together and even stopped to go out for lunch for an hour.

I was not only satisfied by the changes in her home, but by how she transformed during the process. From overwhelmed when I arrived, to calm and ready to finish the project when I left.

We even created a new reading corner in the living room, something she hadn’t realized there was space for. She said she would never look at her home the same way again and asked me to help her with her new house once she moves.
